Priced to sell — not to sit

Great marketing gets buyers to the door. The right price is what gets them to the table. These two things work together — and getting the price wrong undermines everything else.

Overpricing costs you more than it gains you. A home that sits accumulates a stigma. Buyers start to wonder what's wrong with it, and the eventual sale price is typically lower than it would have been with an accurate list price from the start.
The right price creates competition. In a market with limited inventory, an accurately priced home often generates multiple offers — which is a far better outcome than chasing the market down from an aspirational number.
Waterfront and custom homes require a different approach. Comparables are limited and no two properties are the same. I do a detailed analysis of what similar homes have actually sold for — adjusted for your specific location, condition, views, and features — not a generic price-per-square-foot estimate.
